LoanSystems Paid Users include U.S.-based and licensed mortgage originators that set up and maintain a Paid User Account in compliance with LoanSystems Terms and Conditions. Paid Users are individuals or institutions that work with borrowers to complete mortgage transactions. They can include lenders, mortgage brokers and loan officers. Included in the definition of mortgage originator are also mortgage bankers, banks, credit unions, direct lenders, real estate brokers, mortgage loan officers, mortgage loan originators, and loan agents.
Paid Users are required to have an NMLS number and be licensed to originate mortgage loans within the United States. The NMLS number is permanently assigned by the Nationwide Mortgage Licensing System & Registry (NMLS) for each company, branch, and individual that maintains an account on NMLS. The Paid User’s NMLS number is used when the system creates their Loan Concierge Page.

LoanSystems Free Users include any loan processor, and business or real estate associate that has received an invitation from a LoanSystems Paid User, accepted that invitation, and agreed to comply with LoanSystems Terms and Conditions. Free Users do not originate mortgages but may refer clients to Paid Users.
A Loan Concierge Page is a mortgage originator webpage, simplified by design to help mortgage originators quickly highlight their services and encourage clients to ask questions, request pre-qualification and submit loan applications. Loan Concierge Pages are customizable and provide mortgage calculators, client testimonials, and links to your website and social media pages, if desired. Setup is free and only takes minutes.
All LoanSystems Paid Users are provided with a Loan Concierge Page, each of which has its own unique web address formatted as, https://www.loansystems.com/NMLS number. Upon setting up a Paid User Account, this custom link is provided and can be shared immediately. The LoanSystems Dashboard allows Paid Users to customize and manage the look and feel of their Loan Concierge Page. Contact and business information provided on Loan Concierge Pages is integrated into the LoanSystems sitemap, which is indexed with Google. This makes it easier to find LoanSystems users online. Paid Users do not have to use their Loan Concierge Page if they choose not to.
Loan Concierge Pages are perfect as a stand-alone web presence and can also be used to compliment an existing website and social media pages.
Loan Origination Links are custom hyperlinks that open the account holder’s custom Question Form, Pre-Approval Request Form, and Loan Application in their own window when clicked. They are perfect for mortgage professionals who already have a website and want to make it easier for prospective borrowers to ask questions, request pre-approval, or submit a loan application. Their high level of security will boost client confidence.
Loan Origination Links are intended to be used on a Paid User’s website, social media pages, and with their digital signature, where they can be linked to along with text such as, “Ask a Question, Pre-qual, and Apply for a Loan.”
Loan Referral Links are custom hyperlinks that are automatically created when a Paid User (i.e., mortgage originator) sets up a Free User Account for their real estate or business associates. Loan Referral Links open the Paid User’s custom Question Form, Pre-Approval Request Form, and Loan Application in their own window when clicked. They are unique to each real estate or business associate and, when the Loan Referral Links are used to submit a question or loan application, the mortgage originator can see who referred the client.
Loan Referral Links can be used on the Free User’s website, social media pages, bookmarked or inserted as hyperlinks on their computer’s desktop, and sent to prospective borrowers in an email or text message. They make it easy to refer clients who may want to ask questions, request pre-approval, or apply for a loan.
When a Free User Account is created for a real estate or business associate, an email invitation is sent to that associate that includes their own unique Loan Referral Links. The associate must accept the invitation to become a Free User.
When the associate becomes a Free User, they receive a hyperlink to a custom version of the Paid User’s Loan Concierge Page upon which they can add their photo and contact information to a section toward the lower area of the page. This promotes their business also. Powerful! The beauty of the Loan Referral Link is that LoanSystems Paid Users can create as many Free User Accounts as they wish.
Loan Inquiry Alert is a LoanSystems feature that sends a text and/or email message to the account holding Paid User (i.e., mortgage originator) the instant someone asks a question, requests pre-approval, or applies for a loan, allowing them to make immediate contact. Loan processors can also be set up to receive these convenient alerts.
The alert identifies the type of request, the name of the requestor, and their contact information—all that is needed to reach out and help.
The Loan Invitation Message Manager is a simple tool that allows mortgage originators to send clients and referrals a brief message that links them directly to their user-friendly Question Form, Pre-Approval Request Form or Loan Application. One click opens the form or application.
The Loan Invitation Message Manager is not an email marketing tool for sending unsolicited messages, which is SPAM. Sending SPAM can result in the closure of a Paid User Account. The Loan Invitation Message Manager feature was designed to allows Paid Users to contact clients and referrals who are expecting to hear from them or with whom they maintain email communication.
Used properly, the Loan Invitation Message Manager can smooth the process of obtaining the information needed for a pre-approval or loan application. It also provides prospective borrowers with the mortgage originator’s contact information and links should they need these for future reference.
The Loan Status Tracker a web-based dynamic spreadsheet that allows mortgage originators to view and update the status of loan applications in their pipeline. This includes loan applications that are received through their Loan Concierge Page, through Loan Origination Links that were placed on their website or social media pages, and through Loan Referral Links that were provided to their real estate and business associates. 1003s can also be imported into the Loan Status Tracker for viewing and updating.

A 1003 form, also known as the Uniform Residential Loan Application (URLA), is a loan application designed by and the Federal Home Loan Mortgage Corporation (aka Freddie Mac) and used by lenders to obtain financial and personal information from prospective borrowers who apply for a mortgage loan. The form is standardized in the industry, meaning that it is the loan application used by the vast majority of mortgage lenders in the United States..
A Fannie Mae File (.fnm) is a data file developed by the Federal National Mortgage Association (aka Fannie Mae) and used by a several mortgage applications. The .fnm file contains loan origination information from the 1003 form and allows the various loan origination applications to work together.
LoanSystems serves as an intake point for pre-qualification requests and loan applications (1003s) but is not Loan Origination Software. LoanSystems allows users to review and even edit 1003s. 1003s can easily be saved in the .fnm file format. This allows them to be easily imported in Loan Origination Software inasmuch as the vast majority, if not all LOS recognized the .fnm file.
For those users that wish to track their loans in the LoanSystems Loan Status Tracker, 1003s can be easily imported into LoanSystems. This can be done by going to Import 1003 below the 1003 link within the Dashboard. Once imported, the 1003 can also be updated.
A QR code is a machine-readable design consisting of a combination of black and white squares, typically used to open a URL (website) or other information that can be read by a QR code reader on a smartphone or other device. Each LoanSystems Loan Concierge Page is provided with a downloadable QR code that can be used in any number of ways to promote the user’s business.
QR codes can be placed on business cards, flyers, door hangers, or other print materials. The use of a QR code is up to the imagination of the user. Each LoanSystems paid user is provided with a QR code that launches the user’s Loan Concierge Page when used.

Two-factor authentication is an authentication method by which a website user is granted access only after successfully providing two pieces of evidence to an authentication interface. For a user to gain access to the LoanSystems Dashboard, they must provide a username, password, and a one-time-password (OTP) that is sent to their authenticated point of contact via email or SMS. Failure to accurately provide any one or more of these will prevent access. Multiple unsuccessful attempts will result in the account being locked.

Loan origination software is used to process an application for a mortgage loan. Origination generally includes the various steps from taking a loan application up to funding the loan. LoanSystems is not loan origination software, per se, but was designed to facilitate the initial origination of a loan and allow users to export loan applications smoothly for use within their loan origination software. If desired, LoanSystems can also be used to track the status of loans in the Loan Status Tracker. Paid users can gran access to their loan processors if desired, which allows them to leave notes as the loan progresses toward closing and update the status.
Pre-qualification and pre-approval are sometimes used interchangeably, but they really mean different things. Getting pre-qualified involves providing basic information about a borrower’s debt, income, assets, and possibly credit worthiness to a lender or loan officer. This allows the lender to give an estimate of how much that borrower can reasonably be expected to qualify for.
Pre-qualification may not necessarily involve completing a loan application and in no way approves a borrower for a loan. It is used as an initial tool to see if the borrower meets the general lending qualifications for the desired amount. This is all subject to confirming the initial details provided.
Pre-approval is much more involved and usually comes after the pre-qualification. Pre-approval involved filling out a loan application and getting a credit check. It may also involve verifying employment, income, and assets.
LoanSystems provides users with a Pre-Qualification Form on their Loan Concierge Page. They are user-friendly forms that can be filled out in a matte of seconds to give the loan officer a general idea of what their client or referral is looking to accomplish. As soon as the client or referral clicks send, the loan officer is sent a text or email message with the basic details, allowing immediate follow-up.
